Neighborhoods
Downtown and the pier
Older cottages, salt air, low ceilings, and a mix of plaster and later drywall. Stains get painted over between tenants.
Huntington Harbour
Channel humidity, 1960s waterfront houses, flat-roof additions, and stacked condos near Peter’s Landing.
Seacliff
Bluff lots, taller rooms, vaulted sections, and popcorn bedrooms from the 1960s and 1970s.
Sunset Beach
Narrow beach cottages annexed in 2011. Low ceilings, coastal-zone lots, wind-driven rain.
Bolsa Chica
Streets inland of the wetlands and state beach. Tract ceilings, orange peel, and roof leaks after winter storms.
Oak View and Goldenwest
Inland ranches. Hot attics, sweating ducts, nail pops, and long planes of popcorn.
Other parts of the city
Edwards and Adams. Central Huntington Beach ranches and later infill. Nail pops and joint cracks are the everyday call. Water stains still track roof vents and upstairs baths. Finish work is usually drywall, not plaster.
North of Warner and toward Wintersburg. A mix of older street grids and larger lots. Attic access is often better than at the beach, which makes a leak easier to trace before the ceiling is closed. Bathroom fans that never got ducted through the roof show up as a soft square around the fan.
Near Bella Terra and the east side. Newer interiors are more often knockdown or orange peel. Stains here are less about 1950s plaster and more about a single failed penetration or a condo above. Texture still has to be matched or the patch flashes. See texture matching.
What to say when you call
